Schwalbach Farm Information

Grand Chute residents: Recently, there was a post and many replies to that post regarding the Schwalbach Farm sale to Versatile Real Estate Ventures, LLC owned by Tom Vandeyacht. This is the parcel on the NE corner of Northland & Lynndale. Many questions arose within those replies.

On 12 Apr 24, Grand Chute town Administrator, Richard Downey, sent out a Grand Chute Weekly Update email in which he explained the project and where it stands. I think it clears up many of the questions/concerns. Here is the portion of his email concerning this:

Community Development staff has responded to several inquiries over the past few months regarding future development of the Schwalbach Farm property, approximately 75 acres of agricultural land and a farmstead, located on the northeast corner of N. Lynndale Drive (CTH A) and W. Northland Avenue (CTH OO). In December 2023 the property was acquired by Versatile Real Estate Ventures, LLC, under the terms of a Land Contract sale. In November 2023 staff met with Tom Vandeyacht, owner of Versatile Real Estate Ventures, LLC, to discuss future development of the property and potential uses and types of development that could be included.

At that meeting staff shared their perspective/intention of reaching out to the existing single-family residential neighborhood to the north, Twin Willows, to get input from residents and learn about any concerns regarding future development. Mr. Vandeyacht shared that due to terms of the Land Contract sale and obligations to other development projects in the Fox Cities, he anticipated it would be 3-5 years before moving forward with development of the Schwalbach Farm. At this point no plans or formal requests/applications have been submitted to the Town for development of this property.

Community Development staff will notify the Twin Willows residents and hold a Neighborhood Information Meeting at the appropriate time. In addition to the Neighborhood Information Meeting, if development of the property requires a rezoning to a different zoning classification (current zoning is RSF Single-Family Residential District), properties within 300’ are required to receive a Public Notice of the Public Hearing associated with the rezoning process.
